In our field, as with any profession, we are bound by ethical considerations.

We have many obligations as appraisers, but first and foremost we answer to our clients. Normally, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. It follows that appraisers are privy to a lot of data, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you want a copy of an appraisal report, you normally have to obtain it through your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the assignment parameters, reaching and sustaining an adequate level of competency and education, and of course, the appraiser must behave in a professional manner.
